Black, white and green - what is the difference between these three conditions?

You have probably often heard the questions that everyone has before buying an apartment: What condition is the apartment in? Is it a black frame or a white one? What is the difference between a white and a black frame? What is included in a white frame? And so on.

All new apartments are built to an established standard, which are divided into: black, white and green “frames”. These construction terms reflect the different phases of the apartment’s completion, and its value largely depends on this.

Black frame - this is the least completed condition. Although the main stages of construction work have been completed, such as: building the facade, roof, foundation and walls, the apartment is still far from being perfect. There is no water, electricity and heating in the apartment. In the past, most apartments were built in this condition, its advantages were low price and the buyer’s complete freedom to arrange everything himself.

The black frame includes:

  • Iron entrance doors;
  • Metal-plastic doors and windows;
  • Communications brought to the apartment.

White frame - a more advanced state than the black one. During the white frame, basically all construction works are completed:

  • Stairs and entrances are lined;
  • Balcony and metal railings are lined;
  • A well-equipped entrance;
  • Finished external facade;
  • Planned internal partitions;
  • Stretched floor;
  • Plastered contour walls;
  • Water and sewage pipes brought into the apartment;
  • Electricity and natural gas brought to the apartment;
  • Installation and subscription of Telmico, Tbilisi Energy and Tskalkanali meters.

Green frame – this is a more complete and finished phase. During the green frame, almost everything has already been done, which gives the apartment a complete look. Only cosmetic repairs and sometimes furniture are needed. As a rule, an apartment in this condition has the highest value. The features of this frame are extremely individual and are determined by the companies themselves.
